One Contractor For The Entire Thermal Circuit

Wellness spa construction NYC has moved past a single sauna in a gym corner. Members expect a complete hot and cold sequence: sauna, steam room, hammam, cold plunge, hydrotherapy pool, experience showers, and a place to rest between rounds. Building that sequence inside a Manhattan tower or a converted Brooklyn warehouse is a construction problem as much as a design problem. Heat, moisture, structure, drainage, ventilation, water chemistry, and permitting have to be solved together or the space fails within a few seasons.

Aquatics International Group builds the whole circuit under one contract. We self-perform the pool, plunge, and wet area construction, supply the sauna and steam cabins through our dealer lines, and carry the project through Department of Buildings and Department of Health permitting to opening day. For wellness spa construction in NYC, that means one point of responsibility for everything that holds water or heat.

Built To Pass Inspection And Last Decades

Heat, Moisture, And Structure Solved Together

Steam pushes vapor into neighboring walls. A filled cold plunge can exceed 250 pounds per square foot. We detail vapor barriers, drainage, and dedicated ventilation, and we coordinate structural loads with the engineer of record before a location is chosen, not after.

Permitted And Compliant From Day One

Pools, plunges, and spas in New York City require Department of Buildings filings and a Department of Health permit to operate under Health Code Article 165. We design filtration and sanitation to pass inspection and to hold up under commercial bather loads, and we manage both filings.

Self-Performed, Single Contract

We build the pool, plunge, and wet area work with our own crews, supply saunas and steam through our dealer lines, and hand over a facility with mechanical rooms you can actually service. One contract, one warranty, one number to call.

Cold Plunge And Hydrotherapy Pools

Stainless steel, tiled concrete, or preformed EPS plunges with dedicated chillers, plus heated therapy and vitality pools with jets, air loungers, and neck cascades, all sized for commercial turnover and sanitation. Vessel materials, chilling capacity, and sanitation design are covered in detail on our cold plunge and contrast therapy page.

Every vessel comes with its own filtration, sanitation, and chiller or heater, sized for the bather load rather than borrowed from the main pool system. That separation is what keeps a plunge at temperature on a Saturday afternoon when thirty members are rotating through it.

Saunas, Steam Rooms, And Hammams

Heat rooms are where most wellness buildouts go wrong, because the problem isn’t the cabin, it’s what the cabin does to the building around it. We install every heat room with the vapor barriers, sloped ceilings, and dedicated exhaust that keep moisture out of adjacent walls, size heaters and generators to the electrical service that actually exists, and coordinate the exhaust with the base building mechanical system so the spa never fights the HVAC.

We supply traditional saunas, infrared rooms, steam generators, and hammam heating through our dealer lines and build the rooms around them. Cost ranges and lead times are covered in the FAQ below.

Rooftop And Terrace Wellness

Outdoor hot tubs, plunges, and sauna cabins on rooftops and terraces, including preformed EPS and stainless steel vessels light enough for elevated slabs. We coordinate structural loads with the engineer of record, place mechanical equipment where it can be serviced without a crane, and detail freeze protection, wind screening, and drainage so the deck survives a New York winter.

The cold side of the contrast cycle comes with it: experience showers, ice fountains, and snow rooms for cooling between rounds without a full immersion plunge.

Frequently Asked Questions

How much does a commercial wellness spa cost to build in New York City?

Most complete thermal circuits we build in New York fall between $400,000 and $2,000,000 depending on the number of features, the structural work required, and the finish level. A single commercial cold plunge with its own chiller and filtration typically starts around $120,000 installed. We provide a takeoff based budget after a site walk rather than a rule of thumb number.

How long does construction take?

A single feature such as a cold plunge or sauna runs six to twelve weeks on site. A full bathhouse or amenity floor typically runs six to twelve months from drawings to opening, with permitting running in parallel.

Do you handle the Department of Health permit?

Yes. We design to New York City Health Code Article 165, prepare the submission, and walk the facility through inspection.

Can you build in an occupied building?

Yes. Much of our New York work is in occupied residential and commercial buildings. We phase the work, control noise and dust, and coordinate with building management and union trades where required.

Do you also service the facility after opening?

Yes. We offer commercial pool and spa service for New York City properties, including water chemistry, equipment maintenance, and Certified Pool Operator oversight.

What do saunas and steam rooms cost?

There’s no menu price because every heat room we build is custom to the space. The cabin or generator is a fraction of the cost. The rest is the room around it: vapor barriers, drainage, ventilation tied into the base building, electrical service, and the tile or stone finish. A compact infrared room in an existing space and a full hammam suite with a dedicated mechanical room are different projects. We price from a takeoff of the actual room and give you a line item budget you can compare against, not a square foot number.
